Accommodation & Guardianship Support
Student accommodation and practical support
Find suitable accommodation options and plan the practical arrangements for studying away from home.
Study With FM helps students and families explore accommodation, compare costs and conditions, and coordinate the steps leading up to arrival. For students under 18, we can also help families understand and arrange appropriate educational guardianship where it is required and available.
Every recommendation takes account of the student's age, destination, institution, budget, preferences and individual circumstances.
Why accommodation planning matters
Finding somewhere to live in an unfamiliar country involves more than choosing a room. You may need to understand local areas, travel distances, deposits, payment schedules, contracts, accommodation rules and check-in arrangements. Younger students may also be subject to age restrictions, safeguarding requirements or guardianship policies.
We help you work through these considerations so you can compare available options and make an informed decision.
What you can expect
Our aim is to help you identify accommodation that suits your circumstances and understand what needs to happen before you move in. Depending on the support agreed, this may include a shortlist of suitable options, help comparing costs and conditions, assistance with applications or bookings, communication with providers and clearer arrival arrangements.
Where guardianship is relevant, we can help your family understand the requirements and coordinate an appropriate arrangement. Availability, provider approval and the final outcome cannot be guaranteed.
Accommodation options
The options we can help you explore depend on your age, destination, institution and availability.
University or college accommodation
Halls of residence and other accommodation managed by, or affiliated with, a university or college.
School or boarding accommodation
Residential arrangements provided by a school or college, where available and suitable for the student.
Private student residences
Purpose-built student accommodation operated by independent providers.
Homestays and host families
Accommodation with a host family or homestay provider, where appropriate arrangements are available.
Private rented accommodation
Flats, houses or individual rooms that may suit students who meet the relevant age and rental requirements.
Not every option is suitable or available in every destination.
How we can help with accommodation
Depending on the service agreed, our support may include:
- Discussing your destination, budget, preferred location, room type and length of stay.
- Considering travel distance, accessibility and other individual needs.
- Identifying and comparing available accommodation options.
- Explaining published prices, deposits, payment schedules and booking requirements.
- Helping you understand application processes and prepare the information requested by providers.
- Coordinating enquiries, applications or bookings with accommodation providers, where agreed.
- Helping you identify contract terms, accommodation rules or cancellation conditions to clarify directly with the provider.
- Explaining check-in arrangements and coordinating arrival or check-in assistance where included in your service.
- Identifying independent providers when specialist assistance is needed.
Your adviser will confirm the scope of support before work begins. We can help you understand practical information in accommodation documents, but we do not provide legal advice on tenancy agreements.
Guardianship support for students under 18
Some schools, colleges and accommodation providers require students under 18 to have an approved educational guardian, a local contact or other safeguarding arrangements. Requirements differ by institution, destination, age and individual circumstances.
We help parents and responsible adults establish what is required and consider suitable options.
Who may undertake an educational guardian role?
A trusted relative or family friend
A parent may wish to nominate someone they know, provided the person and proposed arrangement meet the relevant institution's requirements.
An independent professional guardianship provider
Where professional guardianship is required or preferred, we may help identify and coordinate with an appropriate independent provider.
A Study With FM team member in certain UK cases
In some UK cases, a UK-based member of our team may be considered for an agreed educational guardian role. This is not automatically available. Any such arrangement is subject to the student's needs, the relevant institution's acceptance, completion of applicable safeguarding and suitability checks, suitable emergency-contact arrangements and a separate written agreement setting out responsibilities before the role begins.
What guardianship coordination may include
- Clarifying the school's or provider's guardianship requirements.
- Discussing possible arrangements with parents or responsible adults.
- Liaising with the institution and a proposed guardian or independent provider, where appropriate.
- Helping coordinate required information and forms.
- Planning communication and emergency-contact arrangements.
- Aligning guardianship arrangements with accommodation and arrival plans.
Clear responsibilities from the outset
Using Study With FM for admissions or accommodation support does not automatically appoint us, or any team member, as a student's guardian. Where a direct educational guardian role is agreed, a separate written arrangement will specify who is responsible, what the role covers, its duration, contact and emergency procedures, and the responsibilities that remain with parents or others.
Providing guardianship support does not, by itself, give Study With FM parental responsibility or wider legal authority. A proposed guardian must meet any applicable institutional and safeguarding requirements before an arrangement can begin.
How it works
Initial consultation
We discuss the student's age, institution, destination, study dates, expected arrival, budget and accommodation preferences. For students under 18, we also ask about any known guardianship requirements.
Requirements review
We consider location, accommodation type, individual needs and the requirements of relevant institutions or providers, including age-related and safeguarding conditions.
Research and suitable options
Where included in your service, we explore available accommodation and, if needed, guardianship options. The number of suitable options will depend on availability and the student's circumstances.
Review and decision
We help you compare relevant costs, locations, travel distances, accommodation policies and other practical factors. You and your family decide which option to pursue.
Application or arrangement
Where agreed, we assist with provider communication, applications, booking steps or guardianship coordination. The accommodation provider or institution makes its own acceptance decisions and sets its own contractual terms.
Pre-arrival preparation
We help clarify the confirmed accommodation address, move-in dates, check-in instructions, key contacts and any agreed arrival support. For under-18s, relevant guardian and emergency-contact details should also be confirmed before travel.
When should you start?
It is best to explore accommodation as soon as your destination, institution and likely study dates become clear. Choice can become limited near major school and university intakes.
Guardianship arrangements may need additional time for safeguarding checks, provider review, documentation or institutional approval. Timelines vary by case; we will explain the likely next steps after reviewing your requirements.
What we may need from you
To understand your requirements, we may ask for:
- The student's age, destination, institution, programme and expected study dates.
- An approximate arrival date and intended length of stay.
- An accommodation budget and preferences for location, room and property type.
- Any relevant accessibility, dietary or other individual accommodation needs.
- For students under 18, parent or responsible-adult contact details and any guardianship requirements supplied by the institution.
- Where relevant, details of a relative or family friend proposed for an educational guardian role.
Accommodation providers, schools or guardianship organisations may request additional information or documents directly as part of their own processes.
Who this service is for
We support international university and postgraduate students, school and sixth-form students, boarding-school families, students under 18 and anyone who would benefit from help understanding unfamiliar accommodation options. Families can also use this service alongside school or university applications and arrival planning.
Support from a named adviser
You will have a named adviser as your main point of contact for the accommodation or guardianship support agreed with Study With FM. Your adviser will explain the steps involved and help coordinate the relevant communication.
Fees and third-party costs
Where a Study With FM service fee applies, it is determined case by case according to the support required and confirmed before paid work begins.
Rent, accommodation deposits, residence charges, independent guardianship-provider fees and other third-party costs are separate from any Study With FM service fee unless expressly agreed otherwise in writing. These costs may still apply to Iranian students and are governed by the relevant provider's terms.
What is not included
As part of this service, Study With FM does not:
- Own or operate student accommodation, or act as a landlord.
- Guarantee a particular room, property, accommodation price or booking acceptance.
- Sign a tenancy on the student's behalf or take responsibility for rent or deposits.
- Provide legal advice on tenancy agreements or regulated immigration advice.
- Automatically become a student's guardian or assume parental responsibility.
- Guarantee approval of a proposed guardian by a school or other institution.
- Guarantee the availability or performance of an independent provider.
Additional services, including arrival or check-in assistance, must be agreed separately where they are not part of your selected support.
Working with independent providers
Universities, schools, residence operators, landlords, homestay providers and professional guardianship organisations have their own eligibility rules, fees, safeguarding arrangements, contracts and cancellation policies. Their offers, prices and availability may change.
Before committing, please review the final terms and charges provided by the relevant organisation. Independent providers remain responsible for the services they deliver; Study With FM remains responsible for the support it has agreed to provide.
